The Goldman Team

Why You Need Buyer Representation:

When you sign a Buyer Representation Agreement, you become our client. A buyer-client relationship protects your interests:

Confidentiality:

Any personal information confided in us will not be shared with the seller. This includes: financial information, employment status, price range, family situation, and involvement in past offers.

Buyer's Needs:

We pay full attention to all of the buyer's needs. This includes: financial situation, timing, motivation, neighbourhood amenities, schools, and public transportation.

Full Access:

It is the responsibility of the agent to provide the buyer with information regarding all MLS, exclusive, or for sale by owner properties.

First Opportunity:

A buyer-client should know that he/she will have first access to any new opportunities regarding MLS, exclusive, or for sale by owner properties.

Educating the Buyer:

We will prepare a detailed, and comprehensive, CMA (comparable market analysis) of all the solds and active listings associated with a property of interest. The CMA helps determine the value for an offer.

Price:

We will analyze all sales statistics and market trends, allowing you to make an informed pricing decision, irrespective of the seller's asking price.

Clauses:

We provide clauses that protect your interests, such as: closing date, chattels, home inspection, financing, visits to the property, and removal of debris.

Full Disclosure:

We will inform you of all information that may have a positive or negative impact on the current or future selling price of the home. Such information includes details of any previous unsuccessful offers or the seller's motivation.
