Spring Market Finishes with a Strong June

Real estate agents reported 12,794 residential transactions in the GTA through the Toronto Real Estate Board’s (TREB) MLS® System in June 2016, an increase of 7.5 per cent vs June 2015. New listings maintained their downward trend and experienced a reduction of 3.8 per cent in June 2016. In the ‘416’ the average price of a detached home was $1,259,486 in June 2016, an increase of 19.6% year-over-year. The average price of a semi-detached home increased by 19.7%, year-over-year, to $912,724. Keeping in line with the upward trend, the average prices of townhouses and condo apartments reached $635,164 and $448,002, respectively; an increase of 17.4% and 6.9%, respectively.


Record Sales Growth Continues into May 2016

According to the Toronto Real Estate Board’s (TREB) MLS® system, 12,870 home sales were recorded in the month of May 2016. This represents a 10.6 per cent increase, year-over-year – a new record for the month. Furthermore, the number of new listings recorded on TREB MLS® was down 6.4%, year-over-year.


Toronto April Home Sales Hit Record Levels

The average price across all home types in the City of Toronto continued to trend upward in April. In the ‘416’ area code, the average price of a detached home reached $1,257,958, an increase of 19% year-over-year.


Toronto Condo Market Update – First Quarter 2016

During the first quarter of 2016 (January to March), the Toronto Real Estate Board reported 5,974 condominium apartment sales through statistics compiled from TREB’s MLS®, an increase of 21.2% when compared to the first quarter of 2015. Furthermore, roughly 70% of the transactions occurred in the City of Toronto. As the average sales price of detached, semi-detached, and townhouses increases throughout the GTA, condominium apartments serve as a market entry point for many first-time home buyers. As the chart below demonstrates, the average selling price for a condominium apartment in the City of Toronto was $423,166 in the first quarter of 2016 versus $385,617 in the first quarter of 2015. This represents an increase of 9.7%.


Record Toronto Home Sales in Q1 2016

Q1 2016 (January to March) set a record for home sales in the city of Toronto. The year-over-year growth rate for home sales was 15.8% in the first quarter, while the number of new listings taken by TREB realtors decreased by 3.7% year-over-year in March. As Buyer demand remains strong, there is a clear lack of supply in the market to satisfy it.
