Strong Sales Growth in November 2016 - Toronto

November’s figures highlighted the continued trend of a contraction in listings. As was the case in October, total condo sales volume far exceeded that of all other home types. In aggregate, TREB reported 1,718 condo sales in Toronto, an increase of 27.9%, year-over-year. Sales were up, year-over-year, across all major home types.

Price of Detached Homes in Toronto Up 21.7% in October

Continuing the trend in 2016, condo sales volume far outpaced other home types; 1,895 condo sales were reported in October, an increase of 19.8% year-over-year. Despite new listings increasing slightly when compared to October 2015, it wasn’t nearly enough to offset overall demand.

Sales Growth Continues in September: Price of Detached Homes Up 23% in Toronto

In Toronto, strong sales growth continued across all major home types. As we’ve stated in the past, much of the upward trend is due to a contraction in available inventory. The average price of a detached home in Toronto is $1,294,482; an increase of 23% year-over-year. Semi-detached homes averaged $887,916; an increase of 20% year-over-year. Townhomes and condos averaged $655,466 and $446,294, respectively; increases of 24% and 6.5%, respectively.

Strong Summer Sales and Prices Continue in August

The Toronto real estate market showed no signs of slowing down in August 2016. According to the Toronto Real Estate Board (TREB), real estate agents reported a record 9,813 sales in the GTA in August, a 23.5 per cent increase when compared to the number of transactions recorded in August 2015. Year-over-year, new listings decreased by 1.2 per cent while underlying strong demand for real estate ownership remained in place. The overall result is an increase in home prices across all property types in the ‘416’ and ‘905’ regions.

Best Result on Record for the Month of July

The Toronto Real Estate Board (TREB) recorded 9,989 home sales on its MLS® System in July 2016, the best result on record for the month of July. The continuing trend of a reduction in listings coupled with an increase in sales and demand was exhibited in July. New listings decreased by 7.4 per cent, year-over-year, while total sales volume increased by 1.8 per cent, year-over-year, throughout the GTA. Furthermore, the average selling price for the aggregate of all home types increased by 16.6 per cent, year-over-year.
